what's happening in the SFU market

The year 2024 can be summed up as an unusual year for the real estate market on Burnaby mountain.  

Home inventory surpassed the recent high's from 2020 and reached levels not seen in over a decade. Despite conditions favouring buyers and there being a rare prolonged "buyer's market" condo and townhouse sales struggled most of the year and fell below the 10 year average.

With borrowing costs firmly on the decline throughout the year and the BOC indicating by fall that rates may not go much lower buyer's began to return in larger numbers to the market.  
 
How will 2025 turn out?  As they say no one has a crystal ball but the major economists and banks are calling for a much stronger year of sales than last year and expect to see prices rising. Donald Trump is a big unknown and people are concerned about his policy warnings and that they may result in an unexpected economic downturn in the Canadian economy. 

Looking at last month's numbers:
 
In December condo prices came down by 1% while townhouse prices were flat compared to October.  Sales decreased by 35% for condos, 75% for townhouses, while inventory plummeted for both.  

Home prices on the mountain compared to a year ago show condos are at approximately the same level while townhouses are up by 4%.

In December condos sold on average at 98.6% of list price and in 52 days. Townhouses sold on average at 95.1% and in 27 days.

With a 23% list to sale ratio in December the SFU housing market was officially a low "Seller's Market".
