what's happening in the SFU market

September did not see the large expected increase in demand that many forecasted after several interest rate reductions by the Bank of Canada. Home buyers continue to take a wait and see approach while Seller's need to price their homes sharply to stand out from the competition. 

Looking at last month condo prices decreased by 4% while townhouse prices rose for the second consecutive month by 1% 

If we compare home prices on the mountain from the same time last year condos are down by 4% while townhouses are up by 5%.

Month to month sales were up by 120% while inventory decreased by 15% when compared to August. Home inventory though it decreased remains high historically. 

Homes sold on average at 96% of list price and in 23 days.

With a 11% list to sale ratio in September it’s gone from a buyers market in August to a balanced SFU housing market.
