One of the notable developments on Burnaby Mountain is the internationally recognized "UniverCity" district, a sustainable and vibrant community situated next to Simon Fraser University. The Univercity District began in the early 2000’s and has a current estimated population around 6200 residents and growing. what's happening in the SFU market

November saw the number of home sales increase month to month on Burnaby Mountain. It seems more buyers are finding current interest rates appealing and taking advantage of higher than average inventory before the typical end of the year slow down.

Despite this increase in sales last month condo prices came down by 2% and townhouse prices by 1% compared to October.

Looking at home prices on the mountain from the same time last year condos are down by 1.4% while townhouses remain up by 4%.

November sales were up by 66% while inventory decreased by 22% when compared to October. Home inventory though lower is still higher than it was at anytime in the previous 2 years.

Homes sold on average at 97.5% of list price and in 18 days.

With a 24% list to sale ratio in November the SFU housing market was officially a "Seller's Market".
